Hamlin Is Turning Into An Evening Neighborhood This Summer

For most of the last five years, Hamlin has been a daytime errand grid. School drop-off, Publix, Chick-fil-A, the pediatrician, home. If you wanted a sit-down dinner with a cocktail list, you drove into Winter Garden or over to Dr. Phillips. The dining scene here was, in the words of Agave Bandido's owner Mat Baum, already saturated with good quick-service options, which is a polite way of saying there was nowhere to linger past 8 p.m.

Summer 2026 is the season that changes. Three openings inside a four-month window are pulling Hamlin's center of gravity from lunch hour into after-dark, and if you live in Village F, Waterleigh, Overlook 2, or anywhere along Hamlin Groves Trail, the practical result is that you will be driving less on weekends than you did last year.

The summer opening calendar, in order

1. March 1 — TJ Maxx opened at Hamlin Cove, next door to Urban Air at 5758 Hamlin Groves Trail. Roughly 25,000 square feet of off-price retail, and the first national retailer of the year to plant a flag on this stretch.
2. Early June — Agave Bandido, a modern Mexican restaurant and tequila bar, debuted at Hamlin Town Center. Reservations are already the norm.
3. June 20 — The inaugural Hamlin All-American Flag Parade brought hundreds of residents to the Hamlin Green Space for a one-mile flag walk, a flagpole dedication, and a time capsule set to be reopened in 2076. It was Hamlin's first parade of its own, not a Winter Garden event borrowed for the day.
4. August 6, 10 a.m. — PopStroke opens at 5487 Hamlin Groves Trail. Two 18-hole putting courses designed by the PopStroke Greens Team, three bars, a beer garden, an outdoor gaming patio, and the debut of BarTenders, a new full restaurant concept from the PopStroke team serving smash burgers, wings, and ahi tuna nachos. The first 250 guests to check in on opening day get a free chicken sandwich and a fountain drink.

That is four dated, named community events in one summer at one address cluster. For a neighborhood that used to celebrate a new drive-thru with a ribbon cutting, that is a different kind of year.

Why Agave Bandido is the real signal

A TJ Maxx is retail expansion. A putting-course concept co-owned by Tiger Woods is a destination play. Agave Bandido is the one that quietly tells you what Hamlin is becoming.

The Hamlin location has a 4,000-square-foot covered patio wrapped in a spray-paint mural by Dominican artist Ruben Ubiera, half-off Taco Tuesdays with live mariachi, and weekend DJ sets. The company already runs locations in Pembroke Pines and Lakewood Ranch, and Baum has been public that he modeled the concept on Rocco's Tacos, El Camino, and STK. That is South Florida energy, not Publix-anchored suburbia. It is the kind of room where people stay for a second drink instead of leaving after the entrée.

Whether that matches your Tuesday night is a personal question. What it means for the neighborhood is not. When a restaurant like this succeeds in a suburban town center, the next three tenants aim higher. When it struggles, the next three aim lower. The August through October traffic pattern at that patio is worth watching if you care about what your ten-minute radius looks like in 2028.

What "open until midnight" actually means out here

PopStroke's published hours are 9 a.m. to 11 p.m. Sunday through Wednesday and 9 a.m. to midnight Thursday through Saturday. A midnight close in a Central Florida suburb where the anchor tenants historically shuttered by 10 is not a small thing. It is the first venue at Hamlin built explicitly for the after-dinner crowd, and it sits directly across the water from residential neighborhoods that until now have looked out at a mostly dark green space after 9.

Two practical implications:

• The Thursday-through-Saturday parking pattern at Hamlin is going to shift. The garage at Cinepolis has absorbed movie traffic comfortably for years. Adding a golf-and-dining venue with capacity for hundreds of guests on the same evenings will test that. If you have been parking on the surface lot near Publix for a Friday movie, plan for the garage.
• The Lake Hancock waterfront finally has a nighttime anchor. Between Home State Brewing Co., Agave Bandido's patio, and PopStroke's outdoor bars, the Hamlin lakefront now offers a walkable evening loop that did not exist last summer. This is the amenity that community marketing materials have been implying for years and that residents have quietly been waiting to see delivered.

The strip next to Home State keeps getting more useful

Filigree Coffee, which has operated inside Home State Brewing since late 2022, is moving one door over into its own storefront at 16016 New Independence Parkway, Suite 110. The new space brings expanded seating, a refreshed design, new menu items from Buttermilk Bakery, and a wall of original artwork by Jay Howell, the illustrator behind Fox's "Bob's Burgers" and Nickelodeon's "Sanjay & Craig." The windows on the new storefront are already papered with his work, so you have probably driven past it without realizing what it was.

That corner is now the closest thing Hamlin has to an actual neighborhood commercial block. On any given Sunday, the same 200 feet of sidewalk holds:

• Filigree Coffee for morning
• Home State Brewing for afternoon
• The bi-monthly Homegrown Market at Hamlin between the two
• The West Orange Chamber's Thursday networking coffee, which now rotates between the two businesses
• Wednesday phone-based trivia nights at Home State

If you moved into Horizon West in the 2020 to 2022 wave and remember when this address was a bare pad, this is the block to reintroduce yourself to.

What is still behind the construction fence

Because so much of Hamlin remains under active build-out, the summer openings are only the visible layer. Here is what the site plans and permit filings have on deck, from most to least confirmed:

• Sushi Kindai at the new Shoppes at Lakeview Pointe, on the corner of Seidel Road and Murcott Blossom Boulevard in Village F. Owner James Gao is planning fusion Japanese with sushi, sashimi, creative rolls, hibachi bento boxes, and a full bar with sake and soju. Target opening is fall 2026.
• Marco's Pizza in the same Lakeview Pointe plaza, tenant confirmed, date not yet public.
• Dutch Bros at 5215 Hamlin Groves Trail, with construction expected to begin in October and completion projected around May.
• Tropical Smoothie Café, Wawa, and ABC Fine Wine & Spirits all scheduled for Hamlin Town Center. Tropical Smoothie had an initial April 3, 2026 target.
• McDonald's Waterleigh at 5426 Hamlin Groves Trail, now in site prep.
• Lowe's planned just north of the Hamlin Walmart on Hamlin Groves Trail.
• Horizon West Regional Park, Phase 1A, which will include playgrounds, picnic areas, restrooms, and a large event pavilion.
• The Horizon West branch of the Orange County Library System, a 20,000-square-foot facility going up next to the regional park, with study rooms, a media lab, meeting rooms, and an outdoor performance stage with open lawn seating.

The library and the regional park are the two projects that will do the most for daily life once they finish, and they are the two that get the least Instagram coverage. Worth putting on your mental map anyway.

How to actually use this summer

If you moved in during the pandemic and have not updated your weekend routine since, here is the recalibration:

• Saturday morning: coffee at Filigree in its new home, then the Homegrown Market next door if the date lines up.
• Saturday night pre-August 6: dinner at Agave Bandido, patio if you can get it.
• Saturday night post-August 6: putting at PopStroke into the late window Thursday through Saturday, dinner at BarTenders or walk back to Agave Bandido.
• October 17: Horizon West Pet Fest returns to the same Hamlin Green Space that hosted the flag parade and the Hoedown.

The through-line is that you no longer have to leave the 34787 zip code to have a real evening out. That is a change in what this neighborhood offers, and it happened this summer, quietly, in four openings.
